Selling Your House in Stratford-upon-Avon? Here’s the Fastest Selling Housing Bracket

Moving home or buying a new one can be a stressful time. They say it’s one of the most stressful things you’ll do. We like to bring that stress down a little and make it easier for you, but there are areas of your house move that sadly we can’t control.

One of those areas is what’s selling, and what isn’t. Although we can offer much advice on presenting your home or property in the most saleable state, there’s little you can do about buyer confidence and the wider issues in the market.

Much of that is set by outside factors like interest rates and larger world issues like Brexit.

We wanted to see to (as we always do) what is selling best in the Stratford-upon-Avon area and where the hot spots were. It seems that it’s not all about desirable location or type of home, although that will all factor into the data that we found.

… let’s hand over to the science.

Firstly, why would you want to know what property is selling well in the area?

Well, clearly if you know you’re selling a property in a sluggish price range and buying in a faster moving price range then putting your property on the market first is vital. Otherwise you’ll find the one you want to buy tends to sell before your property sells.

On the flip side of this is selling in a fast-moving market and buying in a sluggish one. You can of course probably get a better deal on the one you are buying.

Buy to let landlord in Stratford-Upon-Avon? This evidence is particularly critical as purchasing a high-demand property in a popular area like Stratford Upon Avon will hopefully give you a stronger indication on the number of tenants you have to gain.

So, what does property market in Stratford-upon-Avon look like?

What we’ve done is this:

  • Separated the Stratford-upon-Avon properties on sales into roughly four uniform price bands.
  • Each price band is roughly around 25% of the available property in Stratford-upon-Avon
  • Then added up all the sold properties to find out what’s selling the best.

And these were the results…

The best performing price range in the Stratford-upon-Avon housing market is…

The results are clear. It’s the middle to upper market -the £290,000 to £425,000 – where 43.5% of all property in that price range has a buyer and is off the market.

It’s no real surprise to us that the higher end of the market is struggling a little at the moment.

The good news for Stratford-upon-Avon landlords is that the lower end of the market is doing reasonably well, and there are may be some property deals out there for buy to let investment.
