Safety Regulations

All landlords in the UK must comply with a number of strict safety regulations designed to protect their tenants from avoidable hazards.


Under the Gas Safety Installation and Use Regulations 1998 act there is a legal requirement that all gas appliances are checked and certified every year by a Gas Safe Register engineer. A record of this must be kept and a copy provided to the tenant within 14 days. Edwards can organise free of charge.

If you choose to arrange your own gas safety certificate, please be aware that in order for the tenancy to commence it is a legal requirement that we have a valid copy in the office.


As a landlord you have a legal duty to ensure all electrical appliances are safe. Obtaining an Electrical Equipment Safety Certificate (EESC) is not currently a legal requirement, however you will be legally liable if your tenant suffers injury or is put at risk because of faulty electrical goods or wiring so we recommend that all landlords obtain such certificates.

A Portable Appliance Test (PAT) is used to check all individual electrical appliances. Edwards can organise this on your behalf.

Furniture and fittings

The Furniture and Furnishings (Fire Safety) Regulations 1988 act, plus amendments, makes it a criminal offence to let a property with upholstered items that do not comply with the safety regulations.

The regulations apply to beds, mattresses, sofas, cushions and other soft furniture. These must all carry a label showing fire resistance. Any non-compliant furniture must be removed from your property before letting.



Legionnaires’ is a pneumonia-like disease commonly caused by the inhalation of small droplets of contaminated water.

We can arrange for a risk assessment to be carried out, alternatively, landlords can assess the risk themselves as you do not need to be professionally trained.
