Relevant letting fees and tenant protection information
As well as paying the rent, you may also be required to make the following permitted payments.
Permitted payments
Before the tenancy starts (payable to Edwards Estate Agents āthe Agentā)
Holding Deposit: 1 weekās rent
Deposit: 5Ā weeksā rent
You may also use a deposit replacement scheme if this is permitted by your landlord
During the tenancy (payable to the Agent)
Payment of up to £50 incl. vat if you want to change the tenancy agreement, this could include adding an additional tenant onto the agreement or an amendment allowing you to keep a pet at the property
Payment of interest for the late payment of rent at a rate ofĀ 3%
Payment of the reasonably incurred costs for the loss of keys/security devices -if you lose a security entry fob or keys to the property you will be charged the cost of the replacement
Payment of any unpaid rent or other reasonable costs associated with your early termination of the tenancy
During the tenancy (payable to the provider) if permitted and applicable
Utilities ā gas, electricity, water
- Communications ā telephone and broadband
- Installation of cable/satellite
- Subscription to cable/satellite supplier
- Television licence
- Council Tax
Other permitted payments
Any other permitted payments, not included above, under the relevant legislation including contractual damages.
NON HOUSING ACT TENANCY, fees (not affected by the Tenant Fee Act 2019)
A Non Housing Act Tenancy is formed when one of the following criteria is in place:
The annual rent exceeds £100,000.
The property is occupied by an entity (Company let) rather that an individual.
The property is not used as a main or primary home.
There is a Resident Landlord

Check-out Fee checking out of the propertyĀ ā Ā£100 inc VAT
Enhanced Reference Fee
(per person or company) ā Ā£60 inc VAT
Tenancy Continuation ā Ā£150 inc VAT
Change of Sharer ā Ā£120 inc VAT
Early Termination ā Ā£150 inc VAT
Late payment of rent ā Interest will be charged at 3% above the Bank of England base rate
Guarantor Referencing Fee ā Ā£50 inc VAT per guarantor
Deed of Guarantee ā Ā£50 inc VAT
Tenant protection
